Starting June 1, 2022, in the state of Florida, the Hometown Heroes Housing Program offers 0% interest down payment programs for all of our first responders, active and retired. The program is available for anyone who has served in the military, fire and rescue, the medical field, law enforcement, or education. Hometown Heroes Housing Program Details

Eligible frontline workers can receive lower than market rates on an FHA, VA, RD, Fannie Mae, or Freddie Mac first mortgage, reduced upfront fees, no origination points or discount points, and down payments and closing cost assistance.

Borrowers can receive up to 5% of the first mortgage loan amount (maximum of $25,000) in down payment and closing cost assistance.

Down payment and closing cost assistance is available in the form of the first mortgage, transfer of deed, or if the homeowner no longer occupies the property as their primary residence. The Florida Hometown Heroes loan is NOT forgivable.

Program Requirements and Limits:

  • The maximum loan amount is $25,000 (or 3% of loan amount.)
  • The money be used for down payment AND closing costs.
  • The money can NOT be used for appraisal gaps, or to pay off debt.
  • This is a second loan, and it is not forgivable. It carries 0% interest.
  • The minimum credit score is 640, with a maximum debt to income ratio of 45% (for USDA, FHA, and VA programs.)
  • The program is for first time homebuyers, who have not owned or occupied a primary residence in the last three years.
  • There are county specific income and loan limits.
  • The maximum cash back is $1,000.
